Neighborhoods in Long Beach?

I have 2 kids, one boy and the other girl, 12, 15 and we are looking into buying a condo in area 90804 (On Euclid Ave, b/t E. Anaheim st & 10th street). I know the best places are the closer to the beach or ocean blvd but again, prices and parking are tough. Anyway, if anyone knows 90804 is a safe place for a family?
